Land goes like hotcakes

Residential and industrial developers, as well as those building retail parks and houses for institutional rent are competing fiercely for investment land.

Demand for land for residential and logistics developments, as well as for retail parks and PRS projects, significantly exceeds supply. According to Bartłomiej Zagrodnik, Managing Partner at Walter Herz, developers are interested in purchasing large plots of land in the largest cities in Poland, but there is also an increasing interest in land in medium-sized cities, near major transportation hubs, when it comes to the investments in the logistics sector.

 - Investors operating in the warehouse sector are also increasingly interested in smaller cities due to the gigantic demand for delivery services and the growth of the e-commerce market, which has been boosted by the pandemic - says Bartłomiej Zagrodnik.

The shortage of land in Warsaw makes developers eager to purchase land for residential development located on the outskirts of the city. Recently, locations offering direct access to recreational areas have gained in importance, which is related to the change in the expectations of apartment buyers who more often choose estates far from the city center.

62 hectares - in 2021, Okam bought such a plot of land on the premises of the former factory of passenger cars in Warsaw Żerań. The developer plans to complete a multi-functional investment, which is to be carried out in stages over several years.

20 hectares - such is the area of land purchased by the White Stone Group in Warsaw's Bielany district near the Młociny metro station. In the fall of 2021, the company bought a second part of land of about 80,000 sqm for a large mixed-use development. A few months earlier, it finalized the first land transaction in this location with an area of almost 120 thousand sqm. The transaction was valued at over EUR 23 million.

20 hectares - such a plot for PLN 206.1 million was bought in 2021 by Geo Grupa Deweloperska in Poznań from the trustee in bankruptcy of ZNTK Nieruchomości. Investor intends to build there a modern urban district with an area of 20 ha between Wilda and Łazarz districts.
